People are out walking their dogs, picnics and barbecues are starting to happen more frequently, and you will slowly see folks sunbathing at the community pool. As we dive into spring with all of our might and head towards summer, there are a few things to keep in mind. First, you might have done a number of things around your apartment to get yourself braced for the cold of winter. The time has come to change things back to the way they were before that.</p>
<p>Stop Using the Flannel Sheets- You can put away your flannel sheets, thick down comforter, and the extra blankets that you have had on top of the couch. Hopefully your apartment has a little extra storage either in your master, entry, or patio closet to store these things. Pop open the windows and let the fresh spring air in. Turn off the central heat and put away and store the space heaters. Make sure that you wipe all dust off of the space heaters before you store them in a clean DRY place off of the ground.</p>
<p>Spring not only brings showers, but it also brings flowers. Guys, whether it&#8217;s your girlfriend, wife, fiance, sister, mother, best friend, etc, be sure to take the ladies of your lives flowers to decorate their apartments. Ladies, You wouldn&#8217;t sit around waiting for guys to bring them, go out and pick some up and add a ton of color to your place with spring flowers. And guys, you could decorate with flowers too&#8230;It would impress the ladies and you&#8217;d look more sophisticated.</p>
<p>Other Plants- If you had moved your plants inside during the winter, you can start taking them back out on the porch for some spring sun. They&#8217;ll enjoy it, but make sure to water them too. The community pool may soon become bustling with activity. Remember to keep in mind that you are sharing this pool with other people and families so be respectful of others. Try not to splash the sunbathers and clean up after yourself.</p>

The best way to start finding a good location is to speak to your local rental agent. They have the experience of knowing what rents well. A nice-looking house in a not-so-good area won&#8217;t rent well on a continuous basis.</p>
<p>Rental property has to be in good condition. There has been an increase in rental properties as homeowners who have been unable to sell their house have rented our their house and the market is competitive. And you want reliable, trustworthy tenants who care about their accommodation. The property therefore needs to be maintained to a good standard. When you look to buy rental property you need to budget enough to decorate it to a good standard in neutral colours, and an ongoing basis you will need to maintain the decor to keep the property in good condition.</p>
<p>Be sure to buy a rental property that has it&#8217;s own parking. Tenants can pick and choose their rental property these days and the majority want their own parking. No parking often means no tenant or a tenant moving on after only a short time. There are ongoing outgoings that must be factored in when you are buying rental property. The income needs to cover the mortgage, 3 months worth of rent to cover void periods, insurance, tax, maintenance costs and management costs.</p>
<p>If you are managing the rental property yourself, be available, return their calls promptly and deal with any problems as soon as you can. If you are using a management agency then keep in close contact with the agency to make sure that everything is in order and to check that your tenants are happy. Buying rental property should be considered a long term investment. Keep money aside to cover void periods and be prepared to invest some time in it. The key thing you must do is research the location, have enough cash aside for maintenance and then attend to it regularly.</p>

			<content:encoded><![CDATA[<p>Timeshares are a great way for people go on a holiday and still be able to own in their favorite getaway. The actual invention of a timeshare was back in the 60&#8242;s in the French Alps when a developer and resort owner decided it would be valuable to people to &#8221;stop renting a room&#8221; and &#8220;purchase a piece of the hotel&#8221;. The idea was well received and soon became popular all over the world. There are different types of time shares, some of them have different ownership rights while some others have different usage rights. There are a few different types of time share ownership, so first let&#8217;s define what those are: </p>
<p>Fixed: a fixed timeshare is exactly as it sounds, a fixed time- usually a week or more. Typically the resort will use a normal annual calendar and sell the use of a particular unit by week number. If, for example, you owned week #1 and 2, that typically means you have your unit for the first two weeks of the year, each year, meaning the first 2 weeks in January. </p>
<p>Floating: A floating timeshare is still a fixed amount of time, but the specific dates are what is actually &#8221;floating&#8221;. With floating timeshares, the owner owns a number of days or weeks, let&#8217;s say for this example 7 days, or one week. That week will typically have some indication of when it may be used, for example &#8221;one summer week&#8221;, defined by the constraints of the calendar season &#8221;summer&#8221;. The owner then must reserve which week he or she wants during the summer. There is usually great competition for the holiday weeks, so often a floating timeshare will be exclusive of the holiday weeks, as those will typically be sold as &#8221;fixed&#8221; timeshare weeks, often at a much greater price. </p>
<p>Rotating: a rotating timeshare is designed to combine the advantages of the floating timeshare and the fixed. The owner knows which week is his or hers in advance, but it will vary to give each owner equal chance at having the holiday week. The rotation can go either forward or back on the calendar and season, rotating through all owners. Now within those three types of timeshares there are two types of ownership: deeded and right to use. You can probably guess the difference just by the name. The deeded timeshare means you actually own a fraction of real property, to be bought and/or sold under the community by-laws as an owner pleases. </p>
<p>Now timeshares have grown so in popularity they have spread into other industries. When it originated it was primarily just resorts, and typically those with a more apartment-style accommodations. Now you can buy a timeshare on a cruise ship, a timeshare of a campground, even a timeshare of a yacht or high end private jet. But the business model says the same. You are purchasing a slice of time/ownership of that entity for your own use and pleasure. And, depending on the type of ownership you have, can share that with friends and family, and in some cases even sell it to someone else to use. </p>

First, start searching by informing your friends and co-workers that your are searching for an apartment. This will give you some excellent leads because recommendations by others, especially people you know, often leads to finding a very good apartment home. </p>
<p>Executing: Once you have a good search strategy in place, it time to implement that strategy. First, go online to the many apartment search sites and begin compiling a list of possible apartments. Once you have an exhaustive list, begin making calls to the property managers to find out which properties have apartments available. Once you have a list of apartment communities that have units available, organize your list by location in order to save you time and money when you go out to look at these apartments. While you&#8217;re out, keep an eye out for vacancy signs. Get the information from these signs and write down the apartment information like the exterior, cleanliness, parking and pets. </p>
<p>Meet the management: Apartment mangers are usually available on weekdays. Some are available on weekends. When you meet with the office manager, be aware of how friendly and helpful they are. Inform the manager that you are responding to the ad you saw. The office manger should let you know when the apartment will be available, and offer any information about the complex and surrounding neighborhood. During this visit with the property manager, this is your time to look at the unit, and ask questions, do not assume anything. Write down what you liked or did not liked about the apartment. </p>
<p>Thorough analysis: Searching for an apartment is a time consuming venture. You&#8217;ll need lots of patience. You&#8217;ll make lots of calls. Remember, not every apartment manager will call you back. Press on and don&#8217;t get discouraged. Everything is first come, first serve. Keep your options open. Just because you turn in an application, does not mean you have to take the apartment. Try to speak with the residents to get a real assessment of what it&#8217;s like to live there, or go online and read apartment reviews from the previous tenants. Do thorough research before making a decision. Remember, you&#8217;ll be locked into a lease for at least 6 months, so make the best possible decision you can. Take your time to decide. </p>

You don&#8217;t yet have the stresses of a full time job. You only have a few hours of class a day. And there are always opportunities for fun. There are many advantagess of living in student housing, especially your first year attending at the college. There are also many social and academic benefits of these living situations.</p>
<p>Students that live right on campus in student housing, have higher graduations rates than their fellow classmates that reside off campus or at home. A number of factors could be the cause of this trend; one of the main factors is that there is no alcohol allowed on campus in student housing. With no alcohol permitted, partying is not as convenient as it could be living with friends off campus. Students that live in the on campus student housing tend to have more involvement with campus activities, such as clubs and committees. Any time that you take part in any extracurricular activity you are making your college experience more enjoyable and building your resume.</p>
<p>Safety on campus will always surpass any that you could get in an off campus apartment. Universities have campus police that patrol around the student housing units on every campus.Living on campus also allows you to save money. If you are on campus in student housing you will not need to drive to class. With gas prices on the raise, leaving in student housing could be one of the top money saving options. Student housing is also very close to the university library, book store, campus store, health centers, gym and dinning hall, thus allowing you to avoid traffic and using unnecessary gas once again.</p>
<p>If you are not ready to make the jump of living on your own right as soon you graduate high school, then student housing is a great way to transition slowly into the real world. While you are mostly on your own, there is not as much responsibility that is thrust upon your shoulder in student housing. Most student housing options come with a meal plan, cleaning services, and laundry services,making it easier for you to transition into your new found freedom. Student housing is a melting pot of culture. What better way to get to learn about other people&#8217;s beliefs and traditions than to live in and environment in which everyone one around you has freedom to express themselves.</p>
<p>If you are truly looking for the full college experience, than maybe the student housing option is the right choice for you. There is no better way to see what you are made of as a human being, then embarking out on your own and taking the time to learn what it is that you find important. Student housing opens the doors to many clubs and cultural events and can open your life up to new people and new views. Keeping the communication channels open is vital to living with college roommates. Always be willing to give a little and chances are they will return the favor.</p>

How many bedrooms you are looking for, are the appliances new, is the water and heat included in the monthly cost? These are all very important questions that should be considered before you look for your dream apartment. In that case, your search needs to include pet friendly apartments. You also need to consider what kind of amenities you want, not to mention special features. For instance, you might want a good view, you might want an apartment that does not face the street.
